Two offshore forts remodelled as boutique retreats in The Solent are going up for auction.

No Man’s Fort and Spitbank Fort are expected to reach a price of around £1 million each at Savills June 18 auction.

They go under the hammer for the first time in 12 years, having been meticulously restored by their current owners.

Located between the Isle of Wight and Portsmouth coastline is No Man’s Fort, spanning 99,000 square feet spread across four storeys.

Previously run as a hotel, it features 23 spacious en suite bedrooms, crew quarters and entertaining spaces including bars and restaurants accommodating up to 200 guests, a traditional English pub and even a nightclub.

There's also a rooftop terrace and barbecue area, providing uninterrupted views of the English coastline.

Spitbank Fort sits in the mouth of Portsmouth Harbour and offers 33,000 sq ft of accommodation across three floors.

Having historically served as a boutique retreat, the fort features nine bedrooms, several event spaces, including a restaurant, bars and wine cave, a games room, luxurious pool and spa facilities.

It also boasts a scenic rooftop terrace, a sun deck, and a cosy fire pit.

Both forts are self-contained with their own private water source, marine generators and sewage treatment plants and come with pre-existing planning permissions for residential conversion.
