THE first new speculative office building in the Solent region for a decade is close to completion

Stirley House in Lymington, is in a prominent position on the main ring road around the Ampress Industrial Park.

The building offers 2,500 to 13,150 sq ft of Grade A open plan office space and benefits from secure parking for 50 cars, outdoor seating, on site bicycle and shower facilities

Nella Pang, associate director at property consultancy JLL in Southampton, said: “It is excellent to see a brand new building of such high quality being constructed along the South Coast, which suffers from an acute lack of office space. While we have seen industrial new builds come out of the ground in recent years, it has been some time since a speculative office building has been built.

“We have already had interest from local businesses in taking office space in the Lymington area, and this particular building has plenty to offer in terms of its facilities, nearby amenities and transport links. It also backs onto a nature reserve, giving it an excellent aspect.”

Roland Gibbins of Westfield Developments, which is the developer and owner of the site, said: “The design ensures bright, airy offices with lots of natural light, as well as making sure the space is flexible and meets tenants’ requirements.

“We’ve used local businesses where possible during the construction to improve further on the building’s environmental credentials.

“Full modern facilities have been included such as multiple lifts, cooling and natural air ventilation systems, high thermal insulation as well as UV-protected double glazing and 50 parking spaces.”

Stirley house is available as a whole or can be offered on flexible floor plates to meet occupier requirements at a quoting rent of £18.50 psf.
