Many people living in homes with large gardens must have wondered if the land could have development potential. Especially if they have busy lives, or age or ill health make the garden too large to manage. Some may also have areas of land which may not even be categorised as garden but are underutilised areas of land.

The Land Department at Hamptons International would be delighted to investigate the options that may be available, which may not even involve moving home, and provide free professional and impartial advice.

As well-respected specialists, the team are experts in identifying, advising and acquiring sites with development potential and helping to release that asset, with the facility to assist in arranging the sale and acquisition of properties and building land.

The established department in Hampshire has been strengthened with the addition of James Turpin to the Southern Land team. James is based in Winchester, where he is working closely in partnership with the company’s New Homes and Residential sales teams across the Southern region.

James brings considerable experience to the role; he is a Chartered Surveyor and has a Master’s Degree in Property Development. Prior to joining Hamptons, James worked for Hampshire County Council Property Services in their Development Management team where he specialised in major disposal and acquisition work and assisted in their strategic land programme.

Hampshire born, James has an extensive knowledge of the region and has built up a range of contacts, both locally and further afield. He is well placed to offer advice at any stage of the development process, from initial assessment of development potential through to marketing and sale. He says: “With the benefit of access to institutions, government agencies, landowners and developers across the UK, we offer privileged off-market guidance as well as strong vendor engagement.”

The Winchester development team is currently advising on a number of opportunities ranging from office to residential conversion, through to single self-build plots, multiple unit schemes and the promotion of strategic land. Recent successes have seen landowners benefit significantly by Hamptons acting on their behalf enabling them to fully unlock the potential in their assets. For those who suspect that their property may have development potential, James would be pleased to discuss the possibilities.

James concludes: “Moving forward after the General Election, the country has responded positively to the stability with confidence at a high within the property market and housing at the forefront of the political agenda. This translates into a perfect backdrop for exploring development potential.”
