Sparsholt is a delightful village close to Winchester and very much with a character all of its own. Sitting in lovely countryside and farmland, this part of central Hampshire is criss-crossed with old drovers’ roads linking ancient markets which now provide fabulous pathways to enjoy on foot, and some on horseback or bicycle.

The village has a popular pub with plenty of outside space and is the hub of the community, together with the local school, church, shop and a range of sporting clubs and facilities. Of course, many who live here are also attracted by the proximity of Winchester which is just a couple of miles away and has all manner of city amenities.

Here in Westley Lane an attractive semi-detached cottage is preparing for auction later this month and with no forward chain carries a guide price of £450,000.

Occupying an elevated position on the edge of the village there are lovely views to be enjoyed and plenty of outdoor space with attractive gardens. Garston Cottage is approached over a driveway which leads along the side of the property to a double garage.

The central front door opens to a lobby with doors on either side to the sitting room and the dining room. The modern kitchen lies to the rear and there is also a good size utility area with a door to the garden.

On the first floor are three bedrooms and two bathrooms.

The gardens are attractively laid out and maximise on the uninterrupted view over fields and rolling countryside. There is also a pretty summer house.

Garston Cottage is available for sale by public auction at the Hilton Hotel, The Ageas Bowl, West End, Southampton on the 31 August at 11am and further details are available from Pearsons in Winchester by calling 01962 853344.
