Fiona enjoying pastures new

Having worked for Strutt & Parker in Salisbury for the last three years, Fiona Pengelly moved to the Winchester office at the beginning of the year and has joined the team to work alongside the acting Partner, Jake Civardi.

With a wealth of experience in the property market, nationally and also on a global scale, Fiona has spent many years in the property sector, with her most recent experience in the residential country house sales.

Fiona comments: “Local knowledge is absolutely key when instructing an agent and having moved into the city at the beginning of the year, I am embracing my new patch and enjoying living in what has been voted as the ‘best city to live in’.

One of the exciting instructions for the office, just a few miles from the city, is a spacious modern home which has just had price reduction.

Hollybush House sits quietly at the end of a leafy lane in Crawley with no passing traffic and so enjoys the best of a country setting and there are lovely views across adjacent fields and woodland. A network of footpaths criss-crosses the area and the village is well known for its many period and thatched cottages and its picturesque village pond.

The house is very well designed for practical living with formal areas on one side and a covered walk way linking the double garage with the utility room and garden on the other. A large driveway sits at the front of the house and the main entrance lies centrally, opening into a spacious hall with doors to the sitting room with an inglenook fireplace and formal dining room, both with double doors into a magnificent conservatory which sweeps across the rear of the house and also connects with the breakfast area of the kitchen. There is also a study at the front of the house and excellent storage.

The master bedroom takes centre stage on the first floor with four double wardrobes and its own shower room. There is a lovely guest suite with a walk through dressing area into a shower room and three further bedrooms share the large family bathroom with a bath and separate shower.

The landing is a wonderfully bright area, lit by a large window and there is currently hatched access to a large boarded loft that has potential to be converted into further accommodation if required.

The garden surrounds the house with a lavender edged terrace giving way to lawns at the rear and on the western side. A delightful variety of semi mature trees, shrubs and flower beds ensure interest throughout the year.

Crawley lies just a few miles from Winchester and is an ancient settlement originally made up of a few farmsteads. There has been a church for more than a thousand years on the site now occupied by the 14th century parish church and the active community also centres around the village hall and the recreation ground which sees local cricket matches through the summer.

Strutt & Parker quotes a reduced price of £1,400,000 for Hollybush House and welcomes enquiries to Fiona or Jake at the Winchester office on 01962 869999
