Will this building turn heads in Southampton?

The Daily Echo can today reveal the building developers claim will be the most striking in Southampton.

Rising above the heart of the city the eight-storey office block is part of a £70m scheme including a 180 apartment block and hotel that will go before planners on Tuesday.

Its curved glass façade will provide the corner of Havelock Road and Commercial Road with an eye-catching design.

Developers Terrace Hill hope the building, at Mayflower Plaza, will become the headquarters for a major firm and estimates its development will attract at least 650 new jobs to the city.

Development executive Richard Myers from Terrace Hill claimed: "I would say it will be the most striking building in Southampton."

City planners, who have recommended planning approval, have called it "unashamedly modern" and say the proposals will result in a "dramatic change to the city centre both in terms of important views across the city and its skyline".

The rest of the scheme comprises a nine-storey 150-bed hotel with restaurant planned behind the offices along Commercial Road. Mr Myers said advanced exclusive negotiations are under way with a major chain to run it.

A 15-storey block of flats containing 180 homes, including 82 one-bed, 72 two-bed and 24 studio apartments, would also be built off West Park Road.

There will be basement parking for 115 cars - 63 will be for residents - accessed from West Park Road.

Three letters of objection were made to the council opposing the height and size of the development, the amount of parking and lack of play space for children.

The council's own conservation officer was also concerned the dominant buildings, up to 52m high, would detract from views of the nearby Civic Centre and its 48m high clock tower

As a piece of architecture, that building is nothing more than alright. Would be nice to see some modern architecture in the city, which is a bit of a desert and lagging way behind most other regional cities of similiar size. Southampton Council and Planners also appear to have a fear of tall buildings. Why limit the height of this one? Really, how many visitors come to the city just to view the civic centre clock tower?

While cities like Nottingham, Leicester, Bristol, Cardiff, Reading and even Portsmouth, have given the go-ahead for buildings of over 25 storeys, Southampton is once again, lagging way behind.

The Woolston project is 2 years late. The hotel at Ocean Village appears dead in the water, as do the other developments there.

No doubt the plans for West Quay 3 will be dull and lacking any architectual merit also.

It'll be more striking than those wretched billboards that have graced the corner for as long as I can remember.

Hmm, all I can say is "typical" with regards parking. Parking is enough of an issue, without Southampton City Council's moronic attitude of restricting the amount of parking allowed on new developments.

I can visualise the traffic jams caused by tourist flocking to the area to gaze upon such a wonderous sight!
Heaven only knows what we will do in Portsmouth, because I imagine that this will lure the crowds away from our city, where they presently come to gaze in wonder at the Spinnaker Tower!
I guess our City Council will have to get someone in to build a 'greenhouse' to attract visitors away from this proposed edifice!

The other thing about not having sufficient parking is it means that if you have friends, nobody can come and visit you! Unless, of course, they want to come on foot as if they try the bus they'll be four days late and will then have to stay for a month until there's a bus back.
I have nothing against glass office blocks but is there really a point to building a large amount of teeny weeny flats when first-time buyers can't get mortgages? And the ones that can aren't going to go for a city-centre shoebox with no parking! I just don't understand how that people who run this city can be so ignorant of the things that are actually needed....

There is an enormous Council owned multi-storey car park adjacent to this proposed development. That is where your friends can park - and pay for that parking day and night.

Looks a lot better than the rubbish they have just erected in Twyford Road, Eastleigh. Red, White and Blue might be patriotic, but on a building it's just chaotic. Who on earth gave the planning permission for them. I pity those poor residents opposite who have to see the ugly, flat roofed, rabbit hutches day in, day out.

What, if any, concessions will be made to the environment in this building? Will all the latest energy saving measures be installed? What about grey water schemes-will they be considered? Solar panels? Or is it just going to be a cash cow for the owner?

Yes! I do remember 'The Tricorn'.
I also remember that there was a committee of 'Architectural Luvvies' who claimed that it was a masterpiece - a bit like Hans Christian Anderson's 'King's New Clothes', the peasants knew it was a loser!
Thank goodness it is now just a painful memory!

With regard Glass houses and stones!
There was precious little glass in the Tricorn, but cans see that the 'Hooligan Element' could have 'a smashing time' with this new design!

I am sure the developer will abide by all the latest green fads, I mean legislation, whether or not that helps reduce glowball warming, cooling or whatever the tax raising phrase is this month.

This development encapsulates everything that Southampton planning is about... an office block, a hotel, and yes, more flats..all of which will stretch already inadequate infrastructure and continues the mind numbingly uninteresting monoculture that typifies the city..

Ah yes, but don't forget that plenty of other schemes are still progressing - there is definitely investment available for the right project - and that depends on demand for the space, quality of the development and the underlying economic fundamentals of the locality. The infrastructure is some way off capacity yet and prices in Southampton haven't yet reached the extortionate levels that are hampering sales elsewhere in the UK. Though I am inclined to agree with Denzil, as it is more than likely that some Thornhill scrutter will get a brick through the double skin glass facade at his earliest opportunity.

It's a decent and fairly attractive modern building but not exactly striking...at eight stories, it will be overshadowed by the 1960s office tower on the corner of Havelock road and that alwful PostModern Skandia building (the horrible brick and faux stone thing in Commercial Rd, not the much better white glass building near ASDA). The adjacent Mayflower is quite tall too.

It's definitely not a landmark though.

No ones mentioned that the block of flats behind this will be 15 stories high, not the 8 of the main building.
Also, this block of flats seem to be missing from the renditions shown as they would totally change the look and the views locally. The HSBC building is only 14 high...

Also the developers claim of 650 jobs is a bit lame as they haven't even got a client, let alone one that is new to the city. Most likely would be a company relocating from within the city, so where would the new jobs be then?

The only thing striking will be the planes on the side.

I think we need something at that site and this looks quite good. Perhaps they should think about enlarging the parking area.

I wonder if the shops at the top of Commercial Road will be knocked down or if they will actually be refurbished because people travel to the Theatre and I cannot seem them being impressed when passing all the empty buildings.

Do you know of anyone personally who works in any of the city's hotels, if you did I can assure you that there are plenty of people coming to this city and that the city's hotel trade is very bouyant.

Its a very mediocre office development. lots of glass so who knows if it can achieve SAP's. and the pretend piano key idea for the staggered facade it very lame! No doubt will be mechanically ventilated, will be high embodied energy. A very bad example to set for cutting edge green office architecture. But odnt worry guys. Foreign office architects are about to release west quay 3. its going to be amazing and will look really very different im sure, watch this space!
