Government minister to lay foundation stone for project on Woolston site


IT’S full steam ahead for one of Southampton’s biggest housing schemes.

Fears that the £500m Centenary Quay development could become a casualty of the economic slump will be put to bed tomorrow when a Government minister officially launches it.

Eric Pickles, Secretary of State for Communities and Local Government, will lay the foundation stone for the project on the former Vosper Thornycroft shipyard in Woolston.

A total of 1,620 homes are earmarked for the site on the banks of the Itchen. As many as 3,000 people are expected to live there in a mixture of 1,472 flats and 148 town houses.

It had been widely feared the project – named the 13th most important development in Britain by a leading industry magazine – could have become the latest in the city to fall victim to the financial woes of the construction sector.

Debt-laden developer Crest Nicholson was taken over by its creditors last year and is the subject of a £350m takeover bid.

City council leader Royston Smith, who will join Mr Pickles in laying the foundation stone, hailed it as the solution to some of the city’s housing shortage.

He said: “It’s great news that we are finally starting the development of Woolston. There were times when I had concerns but I remained optimistic throughout because it was the right thing to do. It’s what is needed in Southampton. With 14,000 families on the housing waiting list we need to be creating homes for them.

“There’s a massive supply and demand issue and this will go some way to addressing that and create jobs in construction and breathe new life to Woolston High Street.”

A Government grant from the Homes and Communities Agency will support the creation of more than 400 affordable homes – around a quarter of the total – over the lifetime of the development, as well as an energy centre to heat and power the site.

Superyacht builder Palmer Johnson also has planning permission to build a new shipyard on the site.

City bosses, who granted planning permission in 2008, say the site will be transformed into a vibrant and thriving, mixed-use waterfront community with high quality housing, a marine business park, shops and leisure facilities.

But the plan has attracted a wave of criticism from people living in Woolston who fear the influx of new residents will create a parking nightmare and long rush hour queues over the Itchen Bridge.

Here is the figure that tells me this is a massive white elephant and in no way a solution to a housing crisis for Southampton families -

I dont think theres anything wrong with flats. It just needs to incorporate car parking and cycle/motorcycle parking under the building itself (as has been done with some newer properties in the city centre).

They also need to be reasonably sized internally. Its not good being able to sit on the loo and make a fry up at the same time ;-P
What we need to be aware of is that we dont put ourselves into Ghetto-housing territory

for flats , read apartments because once most of these are on the market , the developer will be coining it in on certain apartments with a river view...

It's okay now, the new Government have declared that the old policy of massive blocks of flat without parking (to encourage use of loser cruisers and trains etc.) is a thing of the past.

I'm sure the plans will be redrawn to have a minimum of 1.5 spaces per dwelling like the good old days.....or will it just be more rhetoric and BS from Mr. Royston Smith et al ???

How times have changed, only last year the illustrious now leader of the council was telling us that it would be 5 years before the soil is soil on Centenary Quay and now we have this story, I believe when I see it.

I'm so glad a government minister is visiting Southampton, hopefully people will use this opportunity to give the Tory hatchet man Eric Pickles a hard time about this governments scrapping of the BSF programme, the scrapping of Playbuilders play improvements programme and the scrapping of the pre-school programme, which has cost our city millions of pounds, the knock on effect of these cuts is a body blow for everyone in the city.

also , if this development gets a decent passenger ferry service to the city, the decent apartments which will be a sizeable chunk will attract people who work in southampton but dont want to live in the chav-parade that has become the city residential areas...if however the river taxi ( an obvious transport solution ) fails to materialise then this development will turn woolston into a log-jam of traffic from 8-9:30 and 5-6 every working day. Further-more for woolston to be re-invented , niche retailers need to set up there and this won't happen if there no alternative to the itchen bridge to get people back and forth...

all they are doing is moving Weston estate along the river abit, 3 tower blocks 25 stories high (the same hight as the biggest block in Weston Canberra towers), a new woolston library why do we need it when the council has just sacked 58 librarian so saying themselves that library's are a dying thing, they spend a fortune on the one in the civic centre i've lived in woolston for 46 years & i've never been in there, a 100 bed hotel who the hell wants to stay in an hotel in woolston, we have more empty shops in woolston than st mary's, as for parking the council are not even gonna put 1 space per flat/apartment/house so tell me in this day & age with alot of families having 2 cars where are 3000+ cars gonna go ?, put something in woolston that the people here want & will bring money & make it a nicer place to live, it would have made an idea place for the new ice rink or snowdome that they are talking about instead of a tiny piece of land in st mary's which means the rink won't be big enough to have hockey matches there what is the bloody point of that, this council & the ones before them are so far out of touch with the people of this city it's frightening.

Good god, chav grand central in woolston. I drove through there the other day and it really does stink of sewage. I think they should re-house all the poor people who can't be bothered to work and find benefits so difficult to survive on that they dont know where their next bottle of white lightning and 20 fags is coming from. Being givena posh new flat will really change their way of thinking

You need to sober up and join the real world where the facts are simple. There is economic union within the EU and freedom of economic migration , the spanners only being Romania/bulgaria citizens have special constrainst and obviously we are not in the Euro... "visa" !?!? hilarious....
