A charming Grade II listed cottage in a tranquil village setting. There are dog walks from the doorstep and the popular Tichborne Arms pub is just a few steps away. Original character features are in abundance, with plenty of oak beams, fireplaces, a thatched roof and delightful cottage gardens to front and rear. Tichborne is a very quiet village, tucked away off the beaten track, yet is just five minutes' drive into Alresford.

The cottage is approached via a path across the front garden, with the front door opening into a reception/dining room, which has a brick fireplace and built-in storage, including a cupboard which houses the boiler. An opening leads through to the sitting room, which has a stone fireplace and hearth, with an electric stove. The kitchen has a range of wooden kitchen units with solid wood worktops, a built-in fridge/freezer, double oven, electric hob, dishwasher and washer/drier. An opening leads through to the superb orangery, which has French doors to the garden and a lantern roof. A lobby off the sitting room has a door to the shower room and access to the garden. Upstairs, there are three double bedrooms and a cloakroom.

Outside, from the lane a gate opens to the pretty front garden, from where a path leads around to the side of the cottage and to the back garden. There is a paved terrace adjoining the rear of the property, with some steps leading up to the lawn, which has mature flower and shrub borders. A gate at the end of the garden opens to the parking area and garage, which is very wide and has built-in storage and a workshop to the rear.

Tichborne is a small village located in between the market town of Alresford and the larger village of Cheriton. The market town of Alresford has a wide range of independent shops and traders, and is about 15 minutes from Winchester, where there is a more extensive range of shops and facilities. Tichborne is surrounded by attractive Hampshire countryside, with lovely walks in various directions, some of which follow The River Itchen, a natural chalk stream known for its trout.
