From the 6th April this year most sellers will need not only to have ordered a Home Information Pack, but a number of prescribed documents, including the Energy Performance Certificate, must have been created and included within the pack before any marketing of their property can commence.

Charles Stone, Energy Assessor for the areas leading independent Estate Agents Goadsby, reports that from the 6th April there will be a significant change in the Law regarding Home Information Packs. From the 6th April this year most sellers will need not only to have ordered a Home Information Pack, but a number of prescribed documents, including the Energy Performance Certificate, must have been created and included within the pack before any marketing of their property can commence.

This change will potentially cause significant delays; extending the time it takes for a seller’s agent to start the marketing process.

At Goadsby we are very aware of how important it is to minimise such delays and will be working hard with Pack Providers to keep the delay to an absolute minimum.

The Energy Performance Certificate is one document where delays are likely as many agents and Hip providers out source this work and access to the seller’s house needs to be obtained.
