A ONE-ACRE residential development site in Southampton has just come on to the market through Southampton-based property agents Humberts Commercial.

The land is for residential development in an area of the city where housing is in high demand.

The site, at Aldermoor Farm, Aldermoor Road, Lordshill, has come on to the market at a guide price of £500,000, subject to planning permission.

Humberts anticipate that the land, located between Lordswood and Lordshill, and close to Southampton General Hospital, is likely to be of particular interest to the region's housing associations.

Just two miles from the M27, the site houses the old outbuildings of Aldermoor Farm House. The farmhouse, a Grade II listed building, is separately owned and not included in the sale.

The development is located between an affordable housing scheme being developed by Southampton City Council and a Site of Importance for Nature Conservation. None of the land offered for sale is considered of ecological importance.

Andrew Archibald, a senior associate with the city's office of Humberts, said: "This land is in an existing residential area and represents a great opportunity for any number of potential housing developers.

"Its frontage on Aldermoor Road is approximately 60 metres and, while any development would have to relate sympathetically to the adjacent listed buildings, there are no other existing restrictions.

"The site is priced to reflect its current market value subject to the purchaser obtaining planning permission, and variable offers will be considered based on the planning permission eventually obtained.

"It represents an excellent opportunity for a housing developer in an area close to the General Hospital with a well recognised need for more affordable housing to meet the needs of some of the city's vital key workers."
