Vail Williams has been appointed as joint agent to market 12 units in a new £10m trade counter development at the heart of Hedge End's very successful trade and retail sector.

Quadrant Estates is developing the 4,792 sq m (51,580 sq ft) Hedge End Trade Park on the junction of Tollbar Way and Botley Road. It will construct three terraces of units ranging in size from 232.2 sq m (2,500 sq ft) to 548.1 sq m (5,900 sq ft), with the benefit of central parking. Units can be combined to produce floor space of up to 1895.2 sq m (20,400 sq ft). Guide rental is £161.46 per sq m (£15 per sq ft).

The Hedge End Trade Park's position at an important junction is enhanced by its visibility from the road. New Pizza Hut and KFC restaurants will share the site that is next to a popular McDonald's.

"One of the highlights of the regional property market is the continuing demand for small, high quality trade counter/wholesale warehouse units. Hedge End Trade Park's excellent position and quality construction will make it a first choice for businesses that need showroom or trade counter and storage facilities," said Vail Williams partner Alex Medhurst.

"Businesses serving the greater Southampton area should consider these units. They are also proving very attractive to autocentre operators, building materials suppliers, hire depots and even a day nursery. Five of the 12 units have been pre-let with a further five in advanced negotiations."

The buildings will be of steel portal frame construction with plastic-coated profile metal sheet cladding. Each unit will have an up-and-over loading door.

Construction at Hedge End Trade Park started in December and it is expected to be open by June. Joint agents with Vail Williams are Cushman Wakefield Healey & Baker.
