Early on James Folkes had a shot blocked for the home team and ex-Spitfire Marvin Williams put in a cross that no one could get a decisive touch to.
Eastleigh fell behind in the 41st minute when a penalty was awarded for handball and Sam Rents converted.
Eastleigh went close a couple of times in the latter stages of the half - notably a Chris Todd header from a corner.
Sutton had to defend deeply for long periods of the second half, but the Spitfires could not force a breakthrough.
Substitute Dale Binns went closest with a header tipped over the bar and Eastleigh also had a strong penalty appeal turned down.
Sutton made it 2-0 eight minutes from time when Craig Dundas converted a corner.
Shortly afterwards the Us' James Stuart received a second yellow card and, earlier, Eastleigh manager Richard Hill had been sent to the stands.
In time added on Damian Scannell scored a consolation goal for Eastleigh, but it was too late to rescue a point.
